R&D Survey – Brewery Wharf, Leeds

R&D Survey at Brewery Wharf in Leeds – This former bar and nightclub needed a survey before undergoing a major refurbishment. Situated on the south bank of the River Aire opposite The Calls, Brewery Wharf offers a vibrant mix of offices, bars, restaurants, residential apartments and hotels along with amenities including a Sainsbury’s Local, Jurys Inn Hotel, Yum Yum, Café 212, Ciao Bella and Cha Lounge.

A popular area in the heart of the emerging Southbank, Brewery Wharf has a significant and diverse workplace population including architects, engineers, recruiters, specialist retail marketing agencies and branding and digital marketing agencies. Combined with its resident community, and the vibrant public open space, it provides its own unmistakable character.

Being of relatively modern construction, the building was highly unlikely to hold any asbestos-containing, materials. Despite this we carried out a thorough intrusive survey. As first suspected, none of the materials sampled were identified in the laboratory as containing asbestos. Samples taken included insulating board, floor coverings, textured coatings to walls and ceilings plus bitumen pads to sinks. We accessed all of the void areas in the property such as walls and ceilings.

The Control of Asbestos Regulations 2012 set out the Duty to Manage Asbestos in non-domestic properties. If you or your business are responsible for building maintenance and repairs, then you are the “Duty Holder”. Any commercial property built before the year 2000 may contain asbestos, and requires an asbestos register. This should be visible to employees, and others who are working on site. Before a refurbishment project can begin, it’s usual to produce an asbestos R&D survey.
