Asbestos R and D survey, Halifax – Fire & Water

The Sowerby Bridge Fire & Water project project is using empty buildings in the town to create a community venue. The buildings were previously a council office, swimming bath and fire station. Eventually they will provide a space for arts, education and community use. Ranson Surveying carried out a full asbestos R and D survey to the building so that development can begin safely.

The building has been previously managed by the council, and maintained to a good standard until a few years ago. Due to this, dated asbestos management surveys already existed for each of the three buildings. Some asbestos materials were present, but many had already been removed by the council. We surveyed the building over a period of 3 days, and found several items of asbestos not picked up on the original surveys.

The Control of Asbestos Regulations 2012 set out the Duty to Manage Asbestos in non-domestic properties. If you or your business are responsible for building maintenance and repairs, you are the “Duty Holder”. Any commercial property built before the year 2000 may contain asbestos, and so require an asbestos register. This should be visible to employees or tradespeople who may be working on site. An asbestos R and D survey must be carried out before work can begin on a refurbishment project.
