Asbestos Management Survey – Carlton Manor

We recently carried out an asbestos Management Survey at this former Convent in Bradford for a regular client of ours, a local Housing Association.

It is a substantial Grade II Listed detached premises, a former 24 room care home. The building was constructed between 1850 and 1860 and has subsequently been converted to provide a 24 bedroom care home. It also includes an additional area suitable for extension and conversion.

To the rear of the main building is an annex, known as “The Nunnery” which has lain disused for some time, but is considered suitable for conversion into additional living areas. The property is considered suitable for a variety of alternative uses, subject to necessary planning and listed building consents being obtained.

Our job was to survey all areas for ACMs prior to cosmetic refurbishments. No significant asbestos-containing materials were found on the survey.

Asbestos-containing materials will commonly be disturbed during construction work, resulting in fibre release. When asbestos fibres enter your lungs, you are at risk of developing asbestos disease. How do you know if you have breathed asbestos in? There are no immediate effects, but there may be serious consequences in 20 years time.

The Control of Asbestos Regulations 2012 set out the Duty to Manage Asbestos in non-domestic properties. If you or your business are responsible for building maintenance and repairs, then you are the “Duty Holder”. Any commercial property built before the year 2000 may contain asbestos, and requires an asbestos register. This should be visible to employees or others who are working on site.
